Summary
Responsible for the overall field supervision of a complex construction project in accordance with company policies, procedures and goals by performing their duties personally or through subordinate Superintendents.

General Responsibilities
Oversee all construction project field activities and supervise other Superintendents, subcontractors and suppliers to ensure completion of the project on time and on budget
Update Project Executive on the status of the project and performance of subordinate Superintendents, subcontractors and suppliers

Responsibilities
Supervise all field operations on a construction project in accordance with company policies and contractual obligations
Schedule and direct subcontractors, suppliers and field personnel in the daily sequencing of installation activities on the project directly or through multiple subordinate Superintendents
Review and understand the project pre-construction planning and documentation
Review and fully understand the relationship and obligations between contractor and all project design, engineering and development consultants
Review all project subcontract agreements and major supplier purchase orders to fully understand and comply with all contractual terms and obligations between contractor and all subcontractors and major suppliers
Become intimately familiar with all project plans, specifications and project requirements
Oversee project mobilization, installation of temporary facilities and on-going site logistics measures
Work with the Project Manager and subordinate Superintendents in the creation, management, updating and reporting of the construction schedule through project completion
Oversee production and management of look ahead schedules
Provide oversight of project RFIs
Produce and maintain detailed daily reports of all jobsite conditions and activities in the PM software system, including exact number of personnel working on the site for each trade, detailed descriptions of each subcontractors’ activities, jobsite weather conditions, inspections, deliveries, injuries, visitors and daily photographs
Attend all project OAC meetings and oversee reporting on the project schedule updates, look ahead schedules and other jobsite issues
Lead the project team in the quality assurance and quality control (QA/QC) of all project installations
Provide oversight of periodic inspections by building departments, consultants and other jurisdictional agencies
Provide oversight of project final inspections

Supervisory Responsibilities
Mentor and supervise subordinate Superintendents and project field staff members
Monitor and manage subordinate Superintendents and project field staff workloads to maintain efficient productivity
Support the recruitment and interviewing of potential new Superintendents and field staffing candidates as necessary to ensure achievement of project goals and company objectives
Review and monitor the performance of subordinate Superintendents and field staff, and conduct periodic performance reviews and develop performance improvement plans as necessary

Qualifications
Minimum 10 years of construction superintendent experience in multi-family construction
OSHA 30-hour and CPR/First-Aid certifications
Valid CA driver’s license is required
Microsoft Word, Excel, Outlook, PM Web or other construction project management software
