Retail Property Manager - Premiere West Coast Developer 🏗️👷‍♂️🚜

From roots here in Southern California to today where we have ongoing developments as far as Denver and Texas, we are a Real Estate Developer with a focus in retail properties including single tenant, mid-sized, and multi-tenant developments such as supermarkets, shopping centers, and banks. As a family-owned and operated group with 40 years of success in the industry, we pride ourselves on providing high-quality management, customer service, and tenant support to all our tenants including government agencies to community leaders and local mom-and-pop shops.

Responsibilities:

• Exercise functional responsibility for property management business acting as liaison between tenants and property owners
• Develop annual property budgets and reporting on year-end expense reconciliations
• Preparation of monthly reports including accruals, variance reports and stacking plan
• Liaison with owners and accounting team to ensure contract compliance, including preparation of accurate and timely financial reporting
• Manage and coordinate all tenant and capital improvements to ensure timely and proper completion of all work within budget
• Manage certificates of insurance for tenants and vendors
• Responsible for all lease administration duties, monitoring collections and coordinating default proceedings
• Accurately maintain all property leases in lease administration software
• Management of property management staff including hiring and performance management
• Ensure compliance with Property Management policies and procedures, codes, regulations, and governmental agency directives
• Develop comprehensive annual inspection processes for properties; completing weekly, monthly, quarterly, and annual inspections as required to meet best practices
• Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow, and property management strategy

Qualifications:

• High School Diploma (any additional experience a plus)
• 5+ years of previous experience in the commercial real estate industry working with a property management firm, real estate developer, and/or a REIT
• A minimum of 1 year of experience as a property manager of commercial properties, preferably retail property
• Strong knowledge of finance and building operations
• Strong customer service skills
• Proficiency with MS Project, Yardi, and SharePoint
