Job Details

Overview:
We are seeking an experienced Project Manager to oversee ground-up residential construction projects. The ideal candidate will be organized, detail-oriented, and possess strong leadership skills to ensure projects are completed on time, within scope, and on budget.

Key Responsibilities:

Project Planning and Scheduling:

Develop and maintain detailed project plans, including timelines, milestones, and resource allocation.
Coordinate with architects, engineers, subcontractors, and other stakeholders to ensure project objectives are met.
Budget Management:

Prepare and manage project budgets, tracking expenses and ensuring adherence to financial guidelines.
Review and approve project expenditures, contracts, and change orders.
Quality Control:

Implement and monitor quality control procedures to ensure construction meets industry standards and client expectations.
Conduct regular inspections and audits of work in progress to identify and address potential issues.
Risk Management:

Identify, evaluate, and mitigate project risks and obstacles.
Develop contingency plans to address unforeseen circumstances or delays.
Stakeholder Communication:

Serve as the primary point of contact for clients, subcontractors, and internal teams.
Provide regular updates and reports on project status, progress, and performance metrics.
Team Leadership and Management:

Lead and manage project teams, providing guidance, support, and feedback to ensure optimal performance and productivity.
Foster a collaborative and positive work environment, promoting open communication and teamwork.
Permitting and Compliance:

Ensure all necessary permits, licenses, and regulatory approvals are obtained and maintained throughout the project lifecycle.
Monitor compliance with local, state, and federal building codes and regulations.
Closeout and Handover:

Coordinate final inspections, certifications, and documentation to facilitate project closeout.
Ensure a smooth transition and handover of completed projects to clients, including training and support as needed.
Qualifications:

Bachelor’s degree in Construction Management, Engineering, or field experience
Minimum of 3 years of experience in residential construction project management.
Strong knowledge of construction processes, methods, and materials.
Proficient in project management software tools such as MS Project or Primavera.
Excellent communication, leadership, and interpersonal skills.
Ability to multitask, prioritize, and manage time effectively in a fast-paced environment.
Familiarity with local building codes, regulations, and permitting processes.
