We are seeking an experienced Consulting Property Manager to join our dynamic team within the Housing industry. Our ideal candidate is a seasoned professional with a robust background in property management, specifically within Tax Credit, HUD, Section 8, and Affordable Housing. This role offers an exciting opportunity to leverage your skills and experience in a challenging, rewarding environment while making a significant impact on our business operations.

Responsibilities:

1. Manage and oversee operations, maintenance, administration, and improvement of commercial, industrial, or residential properties.
2. Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties.
3. Meet with clients to negotiate management and service contracts, determine priorities, and discuss the financial and operational status of properties.
4. Monitor the performance of contractors and investigate and resolve complaints from residents and tenants.
5. Prepare detailed budgets and financial reports for properties.
6. Review rents to ensure that they are in line with rental markets.
7. Maintain records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability.
8. Direct collection of monthly assessments, rental fees, and deposits and payment of insurance premiums, mortgage, taxes, and incurred operating expenses.
9. Inspect grounds, facilities, and equipment routinely to determine the necessity of repairs or maintenance.
10. Act as liaisons between on-site managers or tenants and owners.
11. Solicit and analyze bids from contractors for repairs, renovations, and maintenance.

Qualifications:

1. A minimum of 3 years of experience in property management, preferably within the Mortgage industry.
2. Proven experience and understanding of Tax Credit, HUD, Section 8, and Affordable Housing.
3. Strong interpersonal skills with the ability to build relationships with clients, tenants, and team members.
4. Excellent written and verbal communication skills.
5. Proficient in using property management software and Microsoft Office Suite.
6. Strong organizational and multitasking skills with the ability to handle multiple properties and projects simultaneously.
7. Ability to work independently, make decisions, and solve problems effectively and efficiently.
8. A bachelor's degree in business administration, real estate, or a related field is preferred.
9. Professional certifications such as Certified Property Manager (CPM), Accredited Residential Manager (ARM), or similar are a plus.
10. Knowledge of local, state, and federal regulations regarding property management and tenant rights.
11. Strong financial acumen with experience in budgeting, financial reporting, and analysis.
12. Ability to travel as necessary for property inspections and client meetings.
