Position Summary: The Project Manager collaborates closely with the Senior Project Manager to oversee the development, acquisition, and management of construction projects, encompassing cleanrooms, server rooms, and raised access flooring systems.

Reporting Structure: Reports directly to the Senior Project Manager.

Key Responsibilities:

Conduct estimating tasks for RFP responses and hard-bid estimating, involving bid document examination, material and labor assessments, and comprehensive cost evaluations.
Attend project RFP walkthroughs and pre-bid meetings when necessary.
Assist in composing and submitting sales proposals.
Input project details and budgets into the company's cost accounting software.
Generate project work orders and compile material lists.
Manage and distribute project submittal packages for review and approval.
Interpret and elucidate project plans and specifications to the Labor Manager and field staff.
Collaborate closely with the Labor/Warehouse Manager to coordinate manpower, materials, and project deliverables.
Conduct regular site visits to oversee installation progress, participate in weekly project meetings, etc.
Monitor and track project schedules and expenditures to ensure projects are completed within specified timeframes and budgets.
Prepare and submit additional work proposals and change-order requests as needed.
Efficiently administer the billing process, including timely submission of payment applications.
Process and submit requisite close-out documents as required.
Travel predominantly within the New England region for engagements with architects, general contractors, vendors, customers, etc., to promote Longden Company's services and products.
Desirable Skills:

A two or four-year degree in a technical field is preferred, though not mandatory.
Experience with or aptitude to comprehend construction plans and specifications.
Basic understanding or readiness to learn about mechanical systems such as heating, cooling, ventilation, and power.
Two or more years of construction project management experience is advantageous.
This role includes a sales component that necessitates an engaging personality, active listening skills, and the ability to represent oneself and Longden positively.
Must demonstrate meticulous attention to detail.
Excellent communication, organizational, and time-management abilities.
Capability to manage multiple projects concurrently.
Self-motivated and proactive approach to work.
Possession of a valid driver's license and personal vehicle.
Flexibility to travel primarily throughout the New England region and occasionally beyond.
