Job Details

Currently seeking an experienced Project Manager for a General Contractor specializing in Commercial tenant improvements and renovations for Life Sciences, Universities and other Advanced Technology Facilities. All projects are local to the OC/LA area. The Project Manager leads, manages, and coordinates all phases of one or more projects from preconstruction through closeout. Project Managers will work closely with all members of the project team. The Project Manager will report to the Project Executive.

Core Responsibilities:
o Must have complete understanding of the owner contract for the project and risk mitigation measures and ensure that the project team is aware of them,
o Develop relationships with owners, subcontractors and consultants.
o Establish, update, and communicate Master Project Schedule and manage its implementation.
o Work with the Superintendent and third-party Safety Director on implementing the safety program.
o Always ensure strict adherence to ethics and compliance requirements.
o Support and drive utilization of various initiatives and technologies.
o Responsible for bidding, scope review, and awards of subcontracts.
o Challenge & support internal jobsite staff and subcontractors.
o Accountable for project completion within scope, schedule, budget.
o Review, validate and manage the project financials.
o Responsible for the change order process (subcontractor and owner).
o Ensure plans, subcontracts, Purchase Orders and change orders are reviewed and accurate.
o Perform all required engineering duties and responsibilities, including Quality Assurance/Quality control (QA/QC).
o Work with Accounting to initiate Pay Application process and follow up to ensure payment is received in a timely manner.
o Accountable for project completion and financials, Critical Success Factors, Customer
o Satisfaction Results.
o Keep management informed on progress of project and budget through regularly scheduled Meetings.
o Manage closeout process.
o Manage and develop staff as assigned for a project, (Project Engineers, Project Coordinators and
o Superintendents), including driving team competencies & results, and providing input on
o performance evaluations.
o Ensure regular feedback is shared with team for fast-paced growth development.
o Participate in new project pursuits.
o Maintain existing relationships with clients to secure future opportunities.

Education & Experience
  • Bachelor’s degree in construction management, engineering or related field preferred but not required.
  • 5 years of experience running multiple complex, highly technical projects such pharmaceutical, medical, or advanced technology facilities
  • Experienced on commercial Tenant Improvement/ Renovation projects
  • Proficient in Procore, MS Project, and other relevant software
  • Exceptional communication skills to effectively liaise with clients and project teams
  • Demonstrated expertise in scheduling to ensure project timelines are met efficiently.
