Preconstruction Manager

We are seeking a dynamic and experienced Preconstruction Manager to join our team. The successful candidate will play a pivotal role in the planning phase of our construction projects, ensuring that all aspects of the work are thoughtfully considered and planned for before construction begins. This role is ideal for a strategic thinker with a keen eye for detail, and a strong understanding of the construction industry. The Preconstruction Manager will work closely with project managers, architects, engineers, and contractors to ensure that the project is feasible, cost-effective, and meets the client’s expectations.

Responsibilities:

As a Preconstruction Manager, you will:

• Lead the preconstruction phase of projects, including estimating, budgeting, scheduling, and planning.
• Collaborate with architects, engineers, and other construction professionals to develop a comprehensive understanding of the project.
• Conduct thorough risk assessments and propose mitigation strategies.
• Prepare and present detailed cost estimates and budget proposals to clients and stakeholders.
• Participate in project bidding, ensuring that all bids are competitive and accurate.
• Oversee the design-build process, ensuring that all designs are feasible and meet the project's specifications.
• Negotiate contracts with subcontractors and suppliers, ensuring that all contracts are fair and beneficial.
• Monitor the project's progress, making adjustments to the preconstruction plan as necessary.
• Keep up-to-date with the latest industry trends and advancements in construction technology.

Qualifications:

To be successful in this role, you need:

• Bachelor’s degree in engineering (i.e. civil, architectural or construction), construction management or related field
• 5+ years of estimating and bidding experience and/or turnkey project management in the commercial construction industry; project management experience on commercial and multi-family residential

projects is a plus

• Able to lead people, teams, meetings and deliver presentations
• Proven ability to successfully lead estimates and bids of commercial construction projects up to $25 million
• Proficient in Microsoft Excel; Knowledge of PlanSwift, iSqft, Bluebeam preferred
• Strong communication skills – both written and verbal
• Able to interact with all levels of the organization and external customers
• Strong analytical and problem-solving skills
• Strong organizational and time management skills; Able to independently prioritize and effectively multitask assignments
• Strong attention to detail and accuracy skills; Able to follow up and follow through on all requests and assignments
