Director of Preconstruction

Multi disciplined engineering design firm, looking for a Director of Preconstruction - this is a new role due to growth and new projects, This person will sit out of Cleveland, OH / hybrid schedule and manage the precon team in Cleveland, OH and Irvine, CA.

Ideally, looking for candidates with industrial, manufacturing buildings or commercial design build experience and projects over $100 M

• Supporting the General Manager in daily operations, overseeing the pre-construction phase of projects to ensure objectives are met in contracting, scheduling, estimating, and bidding.
• Coordinating with the General Manager and Project Executives to optimize estimates, schedules, and procurement for each project.
• Responsibilities include developing construction estimates, preparing summaries, cost breakdowns, and analyses for review and approval, aligning project scope with estimated costs, presenting estimates to clients, reviewing contract language, and advising on contractual risks.
• Additionally, involvement in sales support, collaborating with the Facilities Development department to assess design direction and budget compatibility, evaluating design options, identifying cost abnormalities, and conducting constructability reviews.
• Overseeing project purchasing strategies, reviewing subcontractor markets, bid package preparation, and analyzing bids.
• Visiting ongoing projects to verify status, meet with project teams, and ensure compliance with scope and estimates.
• Staying informed about construction methods, materials, costs, and regulations, and identifying and qualifying new suppliers and subcontractors.

Requirements:

• Typically requires a bachelor's degree in Construction Engineering, Construction Management, Construction Estimating, or a related field, with 10+ years of experience in commercial/industrial construction proposal assembly and 5+ years of supervisory experience. Alternatively, 15+ years of equivalent education and experience.
• Proven experience in team leadership and implementing continuous improvement strategies.
• Excellent written and verbal communication skills are essential.
• Proficiency in multitasking and delegating tasks.
• Desirable experience in leading bids/proposals with a value of up to $300 million.
• Experience in the conceptual phase of proposal assembly is necessary.
• Advanced Microsoft Excel skills, including compound formulas, linking sheets and workbooks, vertical and horizontal lookups, circular reference calculations, concatenate function, etc., are required.
• Strong computer skills, particularly in web-based applications, are necessary.
• In-depth understanding of construction processes, including on-site experience, is vital.
